    You are looking at a vintage (1985)
    Sylvanian Families (frequently referred to as Epoch, Calico Critters) 2 story DELUXE FAMILY HOUSE.  Included with the house are 14 assorted pieces Epoch furniture, a dozen+ little accesories (like a phone, coffee pot, dishes, cups, a mantle clock), a garden with veggies, a ladder and 9 Sylvanian Families raccoon and rabbit critter families. Some of the furniture pieces have drawers that open and close as well as a fireplace that lights up (will require 1 standard "AAA" battery - not included). The house, which measures 19" wide, 11" deep and 13.75" high, has windows that open and close as well as a brass hinged front door that also opens and closes. The large section of the roof is removable for access to the upstairs play area.
    Condition:
    Overall in very good condition. Clean with no damage or stickers (common on these things). There is a some light scuffing on the red roof, 1 window with missing window panes and 1 missing skylight cover (all shown in the pictures).
    Shipping:
    The price calculated (by eBay based on the weight, dimensions and your zip code) is for the assembled unit. Due to it's size, it's tripping the ridiculous USPS "dimensional rate" fees. If you are willing and able to do some re-assembly, I can dis-assemble the house, reduce the size of the box and probably reduce the shipping rate. Let me know. Any savings will be refunded to you.
